The site is walked and mapped in the fall, assigned to a route with committed equipment, and then serviced on a fixed sequence that puts the ramp, the fire route, and the entrances first.

The pre-season walk on a condominium focuses on the things that cause complaints. We stake curbs, islands, catch basins, hydrants, and bollards. We identify where meltwater comes off the deck and down the ramp, where downspouts discharge across a walkway, and which low spots pond and refreeze overnight.

We measure the walkway network and count entrances, because the walks on a condominium are usually a bigger scope than the parking. We locate snow storage that will not take visitor parking the site cannot spare, block a fire route, bury a catch basin, or occupy an accessible stall.

Equipment is sized to the property rather than borrowed from a commercial route. Compact plow trucks and skid steers work parking areas and drive aisles that a full-size loader cannot manoeuvre. The garage ramp is cleared and treated by hand or with compact equipment, and it is treated with the concrete in mind, not just the ice. Sidewalk machines and hand crews run the walkway network, the stairs, and the entrances.

Priority order is fixed: entrances and the fire route first, then the ramp, then the walkway network, then owner parking, then visitor parking. Walks and entrances usually run on a lower trigger depth than the parking areas, because that is where residents actually fall. De-icer is applied after clearing, at rates matched to pavement temperature. Every visit is logged with the trigger, arrival and departure times, areas cleared, and material applied, and the log goes to the manager.

Condominium contracts commonly set a 2.5 cm trigger on parking with a lower or zero tolerance standard on entrances, the ramp, and the fire route. Sodium chloride is effective to about minus 10 degrees Celsius; colder events move to magnesium or calcium chloride blends.

The fire route has to stay passable at all times, which means it is cleared on every visit and never used for storage. Accessible parking and the barrier-free path to the entrance have to remain available under the Accessibility for Ontarians with Disabilities Act, so an accessible stall is not a snow pile location.

The public sidewalk fronting the property falls under the municipal clearing bylaw, and in Toronto that means clearing within 12 hours of the snowfall ending and applying sand or salt if the surface stays slippery.

Salt selection on a condominium matters more than on most sites because of what it touches. Chloride drives corrosion in reinforcing steel and causes surface scaling on concrete, and a condominium has a garage deck, a ramp, and often exposed balconies and walkway slabs that the corporation is already spending reserve money to protect.

We keep rates calibrated to pavement temperature rather than applied by habit, pre-wet where it helps the material stay put, and use alternative products on young or vulnerable concrete. That is the same durability problem our concrete restoration crews work on the rest of the year.

Chloride volumes are managed nationally under the Code of Practice for the Environmental Management of Road Salts, which captures organizations using more than 500 tonnes a year on a five year rolling average and those operating in salt vulnerable areas.

Who is responsible for snow removal at a condominium?

The condominium corporation is responsible for the common elements, which normally includes the parking areas, drive aisles, fire route, walkways, entrances, and the garage ramp. The corporation contracts that work out, and the declaration and any reciprocal agreements determine exactly where the boundary sits on shared or mixed-use sites.

How is a garage ramp cleared and treated?

By hand or with compact equipment, on every visit, as a named element in the contract rather than part of the parking scope. Ramps are sloped, they take meltwater from the deck above, and they refreeze quickly, so they are cleared first and treated with products chosen to limit scaling and corrosion on the concrete.

Can snow be piled in visitor parking?

What documentation does the board receive?

A written service plan before the season and a time-stamped record after every visit showing the trigger, arrival and departure, areas cleared, and de-icing material applied. It is formatted so a manager can forward it to a board or an insurer without rewriting it.

Who is liable if a resident slips on the walkway?

Section 6.1 of Ontario's Occupiers' Liability Act requires written notice within 60 days of a snow or ice injury, served on the occupier or on the contractor hired to clear the site, so the corporation and the contractor are both in the chain. Complete service records are the practical defence for both.

Does salt damage the garage deck and concrete?

Chloride drives corrosion in reinforcing steel and causes scaling on concrete, particularly on younger pours.
