Commercial land clearing removes designated woody vegetation and surface obstructions within approved limits while protecting retained trees, utilities, water features, and adjacent property. Harrowgate performs clearing directly for development, infrastructure, and industrial sites throughout Toronto and the GTA, with production sequenced around the next earthwork operation.
We establish erosion and sediment controls, fence retained areas, confirm utility locates, open a controlled equipment route, clear small vegetation, fell marked trees in a planned direction, process material, and progressively expose the ground for inspection. Grubbing follows only where the scope and downstream design require it.
Equipment is selected for terrain and product, including excavators with thumbs, forestry mulchers, feller bunchers where space permits, skid steers, chippers, stump grinders, and loaders. Urban sites often require sectional removal and tighter drop zones, while open heavy civil corridors can use mechanized felling. We maintain separation between workers and moving equipment, control public or site traffic at access points, and suspend cutting when wind or visibility defeats the planned fall path. Final passes collect wire, dumped material, and hidden surface obstructions before earthwork starts.
Land clearing follows the contract drawings, OPSS 201 where specified, Ontario construction safety requirements, municipal tree and ravine bylaws, erosion-control plans, and applicable provincial or federal natural heritage restrictions. The permit package determines what can be cut, what must remain, and when work may proceed.
In Toronto, trees on City road allowance are protected, trees in mapped ravine and natural feature areas are protected regardless of size, and qualifying private trees can require a separate injury or removal permit.
The City identifies protected private trees at 30 centimetres diameter or greater measured at 1.4 metres above ground, along with replacement trees. Building or demolition approval does not replace Urban Forestry permission. We coordinate bird-nesting screening, species constraints, and arborist supervision where the approved documents require them, and record boundaries before clearing begins.
Land clearing goes wrong when machines cross preservation limits, stumps are mistaken for complete grubbing, wet soils rut and mix with organics, chips are buried in structural fill, or unverified debris reaches a disposal site. We prevent these failures with survey control, segregation, ground-condition checks, and progressive acceptance.
Damage to a retained tree often begins below ground through root-zone compaction, grade change, or storage, not through direct contact with the trunk. Protection fencing remains a working exclusion line. On slopes, removing vegetation too early can expose soil before stabilization is ready, so clearing advances with erosion controls and earthworks. We also check for abandoned fencing, wells, foundations, tanks, and dumping concealed by vegetation. Suspect material is isolated and reported rather than blended into the clearing stream.

Land clearing is used for subdivisions and employment lands, warehouses, industrial expansions, municipal roads, transit and utility corridors, stormwater facilities, aggregate or fill sites, solar and energy work, brownfield access, and institutional campuses. The cleared area may be a full footprint, linear corridor, laydown zone, or selective access path.
For a development lot, clearing typically precedes grubbing, topsoil stripping, mass excavation, and servicing. For a utility corridor, the emphasis is controlled width and access while protecting adjacent vegetation. Industrial sites may require vegetation removal around existing process equipment, fences, or overhead services. Municipal sites often carry detailed restoration and tree-protection conditions. We sequence the work to avoid clearing land that cannot yet be stabilized or used, limiting erosion exposure and repeated handling.

Typical scope includes layout review, protection fencing, cutting and felling designated vegetation, brush processing, chipping or loading, stump treatment where specified, surface-debris collection, haul-out, and cleanup. Grubbing, topsoil stripping, rough grading, invasive-species handling, and restoration are separate scope items that should be defined in the drawings and quote.
Often, yes. Toronto protects City-owned trees, trees of all sizes in regulated ravine and natural feature areas, qualifying private trees, and replacement trees. Urban Forestry permission is separate from a building or demolition permit. An arborist report, tree-protection plan, securities, or replacement planting may form part of approval.
Not automatically. Clearing generally addresses above-ground vegetation and designated surface material, while grubbing removes stumps, root systems, buried logs, and organics that conflict with excavation or engineered fill. The contract must define depth and limits because roots may remain outside structural areas or near protected trees.
Material can be chipped, mulched, cut to handling length, separated as clean wood, recovered where suitable, or loaded for an approved receiving facility. Stumps, invasive plants, soil-attached roots, and mixed demolition debris may need different routes. We confirm acceptance criteria and maintain load records before hauling begins.
It can only proceed where applicable natural heritage requirements and project approvals are satisfied. Active nests protected by law cannot be destroyed or disturbed. Projects may use timing restrictions, pre-clearing surveys by qualified environmental personnel, buffers, and monitoring. We coordinate the approved procedure rather than assuming vegetation is clear to cut.
Provide surveyed limits, tree inventory, density and diameter ranges, terrain, access, overhead and underground constraints, disposal requirements, permits, protected areas, schedule, and whether stumps, roots, topsoil, or debris are included. Wet ground, selective felling, urban drop zones, haul distance, and material contamination are major cost drivers.
Retained trees and root-protection zones are identified from approved arborist and permit documents, fenced before mobilization, and kept free of equipment, storage, excavation, fill, and washout. Where work approaches a protected root zone, the specified low-impact excavation, pruning, matting, or arborist-supervision procedure is followed and documented.
