Only localized sound repairs may allow limited coating removal, but patch boundaries, reinforcement access, curing, and membrane tie-in still require enough open area to work correctly. Broad delamination or widespread coating failure needs systematic removal. Hiding repair edges under retained loose coating creates weak interfaces and discontinuous waterproofing.
Duration depends on repair volume, access, weather, cure, guard work, and the selected membrane. Concrete or mortar must reach the condition required for coating, and each resin layer needs its application and cure window. Harrowgate issues stack-by-stack dates and releases balconies only after final inspection.
Water, oxygen, chlorides, and carbonation can break down the protective environment around embedded steel. Corrosion products occupy more volume than the original steel and create pressure that cracks and delaminates concrete cover. Effective repair removes unsound material, addresses steel condition, rebuilds cover, and limits future water entry.
No. A liquid membrane follows the slab profile and may make depressions more visible. Low areas, high drains, and poor threshold geometry must be surveyed and corrected with approved bonded materials or drainage changes before coating. The final assembly then protects the restored slope rather than trapping water beneath a cosmetic finish.
Guard condition and attachment are reviewed with the project team. Guards may remain protected, be temporarily removed, or be replaced under a separate design. Embedded and surface-mounted posts need distinct concrete and membrane details. Any drilling or fastening after coating is coordinated so the waterproofing is not punctured or left unsealed.
Provide structural and envelope reports, balcony counts and dimensions, elevations, repair drawings, coating specification, guard details, leak history, access restrictions, and occupant phasing requirements. A site review confirms swing-stage or scaffold access, ground protection, repair quantities, detail conditions, material handling, and realistic weather allowances.
