Lot clearing for development converts an approved, surveyed property from vegetated or obstructed land into controlled construction zones ready for grubbing, topsoil stripping, earthworks, utilities, and access. We review issued drawings and permits, survey clearing limits, install tree and erosion protection, establish controlled access, remove brush, fell approved trees, process wood, remove stumps and roots where required, collect surface debris, and turn accepted areas over to stripping and earthwork crews.
Open production areas may use feller bunchers, forestry mulchers, excavators, grinders, chippers, loaders, and tracked hauling equipment. Constrained edges use hand cutting or sectional methods to protect neighbouring property, roads, utilities, and retained vegetation. Clearing advances with the civil schedule so erosion controls, temporary drainage, and stabilization are never far behind. We preserve survey benchmarks and re-establish any construction stakes disturbed by production. At each phase boundary, a walkdown confirms no unauthorized vegetation or buried organic pocket remains within the next work zone.
Lot clearing follows municipal tree and ravine approvals, natural heritage conditions, erosion and sediment control plans, OPSS 201 where specified, geotechnical recommendations, grading and servicing drawings, and Ontario construction safety requirements. Approval to develop the property does not automatically authorize every tree removal or grade change.
Toronto applies separate protections to City trees, qualifying private trees, replacement trees, and all trees in mapped ravine and natural feature areas. Permit plans can establish protection zones, arborist supervision, timing, replacement obligations, and limits on access or stockpiling. Bird nesting and protected-species requirements are coordinated with environmental consultants. For the earthwork handoff, grubbing depths, topsoil stripping, fill acceptance, and compaction follow the project documents. Woody material and topsoil remain excluded from engineered structural fill.
Lot clearing causes delay when permits and field tags disagree, equipment damages retained root zones, organics are mixed into reusable soil, haul routes track mud onto roads, or exposed ground erodes before grading. We prevent these failures with survey checks, material segregation, access maintenance, and phased turnover.
Unknown conditions are common on undeveloped-looking lots. Vegetation may hide dumped waste, old foundations, wells, septic remnants, tanks, fences, fill slopes, or contaminated soil. We stop and classify unexpected material instead of blending it with clean clearing debris. Poorly backfilled stump holes can also trap water and fail under haul traffic. Holes are inspected, dewatered if required, and repaired with specified mineral fill. Daily coordination keeps clearing equipment away from active drilling, survey, and utility-locate areas.

It can cover an entire property or release one serviced phase while later phases remain protected.
Greenfield work emphasizes natural heritage limits, topsoil, drainage, and long haul routes. Infill development adds neighbouring properties, public traffic, overhead services, and previously disturbed soils. Brownfield lots require extra attention to suspect fill and receiving rules. For every setting, the clearing plan must align with cut and fill balance, shoring, dewatering, and servicing. We prioritize the areas that unlock access and critical civil work rather than creating a broad exposed site without construction benefit.

Scope can include protection fencing, brush removal, approved tree felling, wood processing, stump and root treatment, surface-debris collection, material segregation, haul-out, and phased cleanup. Topsoil stripping, bulk excavation, grading, demolition, contaminated-soil work, and restoration should be identified separately even when performed in the same site-preparation program.
Clearing starts after required tree, ravine, natural heritage, and municipal approvals are in place, survey limits are marked, erosion controls are ready, and material routes are confirmed. It should be staged close enough to grubbing and earthworks that exposed soil can be drained, stabilized, and used productively.
Only where approvals, phasing, erosion controls, natural heritage limits, and the construction schedule support it. Clearing future phases too early increases erosion, maintenance, and unauthorized-access exposure. We divide work into useful releases based on roads, servicing, pads, stormwater controls, and the ability to stabilize disturbed ground.
Measurement depends on the contract and may use hectares, square metres, tree counts, diameter classes, stump counts, tonnes, loads, or defined lump-sum limits. Surveyed boundaries and material tickets provide traceability. The measurement method should distinguish selective tree work, full clearing, grubbing, debris, and offsite disposal.
Work pauses locally and the material is exposed only as needed for identification. We notify the project team, segregate suspect debris, and coordinate environmental or engineering assessment. It is not mixed with clean wood, topsoil, or reusable soil. Removal proceeds under an approved classification, handling, and receiving plan.
Perimeter sediment controls, stabilized access, temporary drainage, stockpile protection, phased stripping, surface shaping, inspection, and rapid stabilization are coordinated with the civil plan. Clearing advances only as the project can manage disturbed ground. Controls are repaired after storms or equipment impacts and remain functional through the earthwork transition.
Provide surveys, clearing and grading plans, arborist and environmental reports, permit conditions, geotechnical information, phasing, access, tree inventory, vegetation density, stump and root requirements, debris history, material destinations, and schedule.
